LOL I forgot that was tomorrow. I saw the thread and my first thought was, "that's not for another few months, surely" but we seem to be living in a time warp right now. Thanks guys. :)

I guess I'll be celebrating by installing new flooring and repainting the kitchen for my new rental place. :up:

So far, so good. No missed payments from the tenants yet, and the utility bills are less than I anticipated so far. Right after they moved in, they were out in the yard, planting a garden. I'll take that as a good sign. :up:

The new house I bought a few weeks ago is still going to be a while. I need to have the back roof replaced, the eaves repaired, new flooring in 2 kitchens and 2 bathrooms, a shower ring and new paint in 1 bathroom, carpet in 2 bedrooms, and a lot of cleaning. Oh, and the basement's going to be spray foamed. All new vinyl siding is more expensive than I would have hoped, but I discovered that my next door neighbor is a vinyl siding installer and he is cash-strapped, so that problem may have solved itself. I'm hoping to have it ready for tenants come October, but that's ambitious.

yeah let's applaud those idiots for investing their own time and money into a property they don't own, thus increasing its rental value at no cost to the rentier capitalist pig who owns it! :)

I think he's referring to the renters planting a garden. But the husband is a carpenter, so I may hire him to do a little repair work around the place in exchange for reduced rent. :up:

Well, call them idiots all you (seremtan) likes, but I can't blame anyone for putting a little effort into improving your residence and increasing the pleasure you get out of it, even if you rent the place. Not everything has to be about money :shrug:

Do this and be generous. The loss of revenue will more than be made up by the secure knowledge of knowing that someone is not only not wrecking the property but actively improving it. They're more likely to stay longer which means less downtime and looking for new tenants.
